Floor area, occupancy, what the space has to do. Measured rather than assumed — floor area drives every number that follows.
A schedule of items with rates, a subtotal, VAT and contingency stated separately, and a clear note on what is indicative and what is committed.
Product selections agreed against the estimate, then real supplier quotations sought to replace the indicative rates.
Procurement, delivery and installation managed as one job, so nobody is chasing three vendors to find out where the flooring is.
The space handed over finished, with what was supplied documented against what was quoted.
